Landlord gives notice to Convention, Visitor's Bureau office Tell North Platte what you think
 

It looks like the Lincoln County Convention and Visitor’s Bureau will look for a new home from their office near Howard Johnson’s motel on So. Dewey, about a block from the Platte River Mall.

At first, it looked like the Visitor’s Bureau has until Oct. 1 to move out, County Commissioner Joe Hewgley said Monday at the county board meeting, referring to a notice from the property owner, Wilkinson Development.

But Mark Wilkinson of Wilkinson Development said Wednesday morning that the CVB technically would have until Nov. 30, 2013 to move.

Attitudes Salon, in the same complex, received 30 days notice to move, owner Lisa McClellen said. They have rented salon space there for 14 years. She said the notice doesn't violate her lease but it presents unexpected challenges. (see McClellen's letter on the opinion page)

Wilkinson said the property will be redeveloped, but he did not immediately say what would be located there. He said plans are in the works but indefinite, and a lot depends on the Convention and Visitor's Bureau.

Wilkinson said he hopes the CVB would vacate this year, even as soon as Oct. 1. He would arrange for a temporary location, and the CVB could rent space in the new redevelopment at no extra cost. Wilkinson Development would pay the CVB's moving costs, he told the Bulletin.

Wilkinson said the lease with the CVB provides for termination if either party gives 180 days notice, but technically the lease has to run until Nov. 30, 2013, unless both parties agree.

The CVB, which operates under the authority of the Lincoln County Commissioners, works to bring more visitors to North Platte and the county.

The CVB brought the notice to the attention of the commissioners Monday, and the county board appointed Hewgley to negotiate with Wilkinson. Hewgley said he would start promptly, noting that there are at least a couple years left on the lease agreement.

The CVB moved into the office, the former home Century 21 real estate, in December 2010. Encouraged by a five-year lease, they erected a new digital sign welcoming visitors and listing events of interest.

The rent was set at $3,000 a month, utilities included, CVB executive director Lisa Burke said at the time.

During a related discussion, Mike Groene of the Nebraska Taxpayers Association noted that CVB items in the county's 2012-13 budget are significantly higher. For instance, the lodging tax improvement fund that the visitor’s center administers has grown to more than $1 million, and there is $873,000 in a similar lodging tax fund.

The money accumulates from taxes paid by overnight visitors at motels.

Groene also noted that $684,000 is budgeted for capital outlays in the improvement fund, compared to $82,000 that was spent last year for the same thing.

He asked if the CVB is going to build a new building – a prospect that has raised the ire of taxpayer advocates in the past.

Hewgley said the money is there, and it has to be put into budget categories.

“We budget it every year,” Hewgley said. “It won’t be spent without advance notice -- at least I hope it won't.”

In 2007, the Convention and Visitor’s Bureau drew up plans to build a $1 million tourism center next to the 20th Century Veteran’s Memorial at the junction of I-80 and U.S. Highway 83 junction, but the costly plan did not materialize.

Tickety-boo, lodging tax is not money that taxpayers have paid in unless you have stated at a motel here in North Platte ,therefore to give it to the taxpayers would be wrong, and yes some of it goes to paying off the Golden Spike but not all I believe a new building should be built out at Iron Horse park and $3,000 a month would be well spent instead of giving it to Mr.Wilkinson

What is the difference between the "lodging tax improvement fund that the visitor’s center administers" and the "$873,000 in a similar lodging tax fund"?

This means that the CVB has $1,873,000 at its disposal? Is that "lodging tax improvement fund that the visitor’s center administers" county tax money which is annually included in the county budget (approved by the county commissioners)? If it is, can we taxpayers have some of it back, please, or at least eliminate this item in the county's annual budget until the CVB really needs it?

$3000.00 per month of taxpayer money being spent on that size of space? This is why NO new, small, or outside businesses want to open a business in North Platte. ALL of you skipped that part of the article.

I don't really see and slander on here. Im sure it makes good business sense all the way around. There a reason he keeps expanding and developing. He is obviously doing something right. Just the way he goes about it sometimes. In the lease or not? Just like Lisa the owner of the salon there. 30 days notice out of the blue? Something just seems wrong with that. I don't care what the lease said. Anyways I hope its nots a bank and is a great new restaurant. Let the demolition begin!! lol

A developer wants to update a building and possibly bring in new businesses and you are crucifying him for doing so? A small town businessman wants to renovate his own property and revitalize a part of our community and you slander him? I love this town but I just don't understand some of its residents. God bless anyone who wants to do business in this town. I bet the only thing that would get you to sing his praises is if he said he was bringing in a Red Lobster or Olive Garden. Predictable and despicable.

I too heard that bank but didnt want to put the name out there. You guys must also remember by removing some of the cheaper room in town it will help keep the price up on his other 2 local hotels. Wilkinson also bought the comfort inn in lexington and the gable inn in lex. Retail rental space will make them a nicer profit then the hojos rooms provide. If you ever saw the basement of that place in the last 5 years or so. You too would think tearing it down was not a bad idea. I just hope we are wrong and not another new bank lol time will tell

The motel is not going to be torn down for a new 1st national bank this I can guarantee you ,just the current out building and a very close fast food restaurant has been looking for a new location to build a new restaurant and has been told by the corporate office time is running out so look for this announcement in the very near future!

I heard another bank is going on the corner where the CVB, old restaurant, hojos office and strip malls where all the outer rooms sit. More retail space = higher profits then the hotel that is not in as great shape as you might think. Progress!! it is what it is!! I can't believe they can just kick tenants out that quickly. Morgan, I am not friend of the Wilkinson's, having had a few rounds in the past over business rents. However, I also don't see that this organization is paying any dividends. Like the Lincoln County Development group and the Chamber of Commerce, they are taking tax payer money and not providing a fair value of service. Therefore, in my mind, this story is about Wilkinson taking more money from an organization that is taking money from US!

The CVB has a very small, highly efficient, hardworking staff who are very present and active in many community organizations and events. They are constantly promoting NP and area events! The people answering phones are mostly VOLUNTEERS, God bless them. Would you rather see them spend money on salaries for people to answer phones, when most of the info people call for us readily available on their web calendar and many other places they share info? Isn't this story about an outrageously wrong local landlord?

the CVB is pretty useless any how you call and ask them about a event and they never know any thing about it, they say call them directly you say well do you have the number they say no,,,,, So why is it North Platte feels the need to tear down perfectly fine buildings any hoo? aren't there enough eye sores and fleabag places on the ones that need torn down? the HOJO's isn't even bad,,

futuredr, For once we agree Lol Of course they are just looking to get big money and fast! As if they really need it!! I can't believe they are yet tearing down another bldg in town that is in wonderful condition! The motel always has customers and during the tourist season, they are packed!
