The Nebraska Department of Economic Development has awarded $458,767 in tax credit HOME funding to the regional Housing Authority of the city of Gothenburg. The project will consist of 12 new two-bedroom units in three duplexes and two triplexes reserved exclusively for qualifying residents ages 55 and older, and constructed along Jefferson St., according to the Nebraska Department of Economic Development. The Department administers HOME funds as part of its overall Nebraska Affordable Housing Program. The Housing Authority will be the managing member of Jefferson Square, LLC, the project’s ownership entity. All 12 apartments will feature approximately 1,100 sq. ft. living space with washers, dryers, ranges, refrigerators, dishwashers, microwave ovens, and high-speed Internet access. Each unit also will feature single-stall attached garages and storm shelters. Lawn care, snow removal and trash pick-up will be provided by the owner. Mesner Development Co., of Central City, Neb., is the Low-Income Housing Tax Credit developer and applicant. The investor member of LLC will be the Nebraska Fund XV, L.P., a subsidiary of Midwest Housing Equity Group, Inc. The development will be designed with green standards and all units are handicapped adaptable, with one unit offering complete handicap accessibility. Three units will be reserved for individuals earning at or below 50 percent of the area median income (AMI). Seven units will be reserved for individuals earning at or below 60 percent AMI. The remaining two units will be offered at market rates.
